Do I need a permit for a pergola?

In Miami-Dade and Broward, yes — any freestanding or attached structure over 100 sq ft requires a building permit. We handle it end-to-end.

How long from signed contract to finished project?

Pergolas and patios average 6–10 weeks including permitting. Outdoor kitchens run 10–14 weeks. We give you a written schedule at contract.

Will you work with my HOA?

Yes. We prepare architectural review packages — elevations, materials, color chips — and attend the meeting if needed.

What materials do you use?

Marine-grade aluminum, kiln-dried cedar, porcelain and travertine pavers, 316 stainless fasteners, and Miami-Dade NOA-approved screen systems.

How much maintenance is involved?

Our aluminum pergolas need an annual rinse. Wood pergolas want re-sealing every 2–3 years. Pavers get a polymeric sand refresh every 4–5 years.
